Together with our partners we are a boutique and fully integrated real estate development company who focuses on master planned communities, workforce housing, commercial construction, land development, senior living, and property management.  Together with our partners we operate a privately owned, full service real estate development and investment company. We focus on residential and commercial properties, targeting assets in established communities with proven long-term demand drivers. Our investment strategy is to acquire, entitle, build, manage, and sell for cash flow and appreciation. Our mission is to create dynamic residential, multifamily, and mixed-use developments that provide positive fiscal impacts to neighborhood communities, while utilizing designs to incorporate green building practices and sustainable materials. Our partners have over 80 years of combined experience in Utah real estate development, specializing in acquisition, land planning, entitlement, construction, operations and sales and marketing. Our partners have sponsored on behalf of institutional and private investors, the investment, development and management of over $4 billion in real estate assets.

We say “No” to 95 percent of the deals we see

With our team of strategic partners  and their support teams, we curate sensible smart money investment opportunities in real estate.  Because we are highly selective of the types of deals we like to see, we say “No” to most of the investment opportunities presented to us.  This allows us to say “Yes” when we find the right smart money investments matching our selection criteria.  The deals we say “Yes” to provide healthy returns for investors in both up and down market cycles.  We are opportunistic, but especially love real estate deals in workforce housing because because we see them as conservative low-risk deals which protect and preserve capital.  We evaluate profit margins and safety.   We manage the risk by overseeing the development and are skilled at doing master planned communities.    We negotiate favorable contracts.  We follow a stoic approach by considering worst case scenarios and underwrite deals with conservative low expectations.  We like to see a 3 to 5 year time horizon, sensible cap rates, and solid returns north of 15 percent IRR ( internal rate of return). We make sure there are clear pre-planned exits, typically selling to institutional investors such as pension funds, private equity groups, private family offices, and REITS.

Smart Money Investing Core Principles

Here’s some core principles to consider when it comes to investing.  Use common sense.  Create value and “expand the pie”–make the world a better place.  For the most part choosing to buy a  high-quality opportunity (company, deal, or real estate) at a fair price is of a much better long term value than buying a low-quality  opportunity (company, deal, or real estate) at a really amazing low price.  Look for companies with a sustainable competitive advantage or a “moat” around the castle (ie patents, trade secrets, hard to duplicate items, brand recognition, sustainability, private off market deals, key connections, etc)  A stock is not just a ticker symbol or an electronic blip; it is an ownership interest in an actual business, with underlying value that does not depend on its share price.  The market is a pendulum that forever swings between unsustainable optimism (which makes stocks and real estate too expensive) and unjustified pessimism (which makes them too cheap).  The intelligent investor is a realist who sells to optimists and buys from pessimists.  The future value of every investment is a function of its present price.  The higher the price you pay, the lower your return will be.  No matter how careful you are, the one risk no investor can ever eliminate is the risk of being wrong.  Only by insisting on what is called “margin of safety” –never overpaying, no matter how exciting an investment seems to be–can you minimize your odds of error.  The secret to your financial success is inside yourself.  If you become a critical thinker who receives no Wall Street “fact” on faith, and you invest with patient confidence, you can enjoy steady advantage of even the worst bear markets.  By developing your discipline and courage, you can refuse to let other people’s mood swings govern your financial destiny.  In the end, how your investments behave is much less significant than how you behave.

We work with a select group of accredited investors and private family offices who value a sensible, practical, and reliable approach to investing.  Our investors are high-net-worth and ultra-high-net-worth individuals and institutional clients who value wisely managing and protecting wealth through smart money investments.  We are compliant with Patriot Act guidelines and know our clients.  For subscriptions to private placement offerings, we are able to work with personal assets, private trusts, business entities, REITs, and off-shore accounts.  We also do 10-31 Exchanges and work with Self-Directed IRAs .  We work with Société Anonyme or “SA” – of Swiss origin with corporate banking in Switzerland or Lichtenstein.
